301 Redirecting best practice to "split" current website into 2 Domains (Existing + New Domain)

My client just created a new division of his company and wants to create 2 websites now. The issue is that he wants to keep his current domain and put all of the current content and pages on his existing website under the new Domain and create a very simple couple of pages for the old domain. His current website ishttp://www.gleasonoil.com. He has split his company into Gleason Land and Gleason Oil. He wants to take the current website and all of the content under gleasonoil.com and transfer it to the new domain. gleasonland.com. This wouldn't be an issue if we were simply changing the name and redirecting at the domain level from gleasonoil.com to gleasonland.com. However, he wants to retain gleasonoil.com and create a smaller website for it as well.
I have seen enough evidence that a Splash Page on gleasonoil.com giving you the option to go to either of the divisions might be the best way to go in the beginning until the new domain is indexed and achieving decent DA and PA. Then, we can phase the splash page out and pray for the best.
What is the best way to retain the DA and PA of all of the gleasonoil.com pages and transfer them to gleasonland.com?
Should I create the Land website and permanently redirect the full URLs from corresponding content on the current gleasonoil.com website to the corresponding pages on gleasonland.com and then create new, unique pages on gleasonoil.com for the oil related pages that would not conflict with those that are being redirected?
Does this make sense?
