Custom Attribute VS. custom database scheme

Hi,
Imagine a standard app like a store locator.
Admins can manage (CRUD) stores from dashboard.
Users of a certain group can manage these stores too via front-end.
Do you know this app must use C5 Attributes (with his own attribute category) OR it's better to use a dedicated database scheme ?
Is there some pros/cons?
