User unable to see page

I have three users, one an admin (SuperUser), and two others that belong to a group (DJS). I have a page I call downloads and it is only showing up under the "admin" and not the group I have set with the permissions.
I tried to set the page to include the users and the group, together and separately. I'm not getting this to show up. The page does not show up as Guest, which is correct because I excluded "Guest" from the permissions.
I eventually will have approx. 10 users and have the page "downloads" accessible to them only. I need help getting this to work right.
I have logged in with one of the two users and tried to pull up the page with the direct link and it says denied.

Parent Page is "Home" and the permissions are the default for that page
Downloads is a subpage and I changed the permissions to manually and only changed "view" to DJS and excluded guest.

Anyone else having this issue? I looked through the User and Permissions section and can't seem to figure out why it is doing this. I followed the info on setting up users and granting them permissions to pages and it only shows up for the super user....
- What version of concrete5 are you using ?
- Is the downloads page a sub-page ? And did you set the permissions for the parent ?
