External Link Properties

Hi, any thought or suggesions on this would be appreciated.
I have an external link and have applied page properties and attibutes to it from the sitemap -> page search.
This is fine when loged in as the superuser, however when i am loged in as an administratior i cannot apply the properties/attibutes.
I initialy thought this was a permissions issue, however now im not so sure.
any ideas ?
